Building techs often leave a single gateway in the hall closet. The living-room TV is then two rooms and a concrete shear wall away, on 2.4 GHz. Symptoms look like “IPTV buffering” and disappear on ethernet. Fixes, in order:

1. Move the Firestick or Apple TV onto a cheap ethernet adapter from the suite switch or gateway.

Beanfield vs Rogers Ignite vs Bell Fibe in the same tower

Some buildings let you pick. Rogers Ignite in a condo is fine when the suite has a coax drop near the TV. Bell Fibe is fine when the ONT is not in a metal closet with the wifi radio stuffed behind the electrical panel. Beanfield wins on simplicity: one ethernet jack, one SSID, no TV app from the ISP that you are trying to escape. You can keep Beanfield internet and drop any building “TV included” that is just a stale Rogers or Bell hospitality package.
